Have your solicitor or conveyancer prepare a contract of sale. They may suggest you include a survey and/or building certificate in the contract as these are often requested by prospective purchasers and organising them now can ensure a smoother negotiation and exchange of contracts down the track. Remember to provide your solicitor or conveyancer with a complete list of inclusions and exclusions so there is no confusion on what will remain in the property and what you will take with you.
Prepare the property to be photographed and open for inspection. Your agent can give you the best guidance when it comes to preparing your property for sale, but at a minimum we would suggest having the house and any external hard surfaces washed, the internal rooms cleaned and de-cluttered and the gardens neat and tidy. High quality photography has become an extremely important aspect of property marketing so it is vital to have the home looking its best when the photographer visits, not just for the first open home. When it comes time to show the property to prospective buyers, open the blinds and curtains so it is light and bright, remove any damp or animal odours and, for security purposes, make sure any valuables are safely locked away. If the property is vacant it can be worth discussing with your agent styling some or all of the home for the duration of the sales campaign as it can mean the difference between a good and a great result.
